San Diego Ranks Number 8 in Top 20 HOT Real Estate Markets for July 2015

San Diego Ranks Number 8 out of 20 in Rapid Growth Real Estate Markets in the U.S.

Sizzling Real Estate Market in The Hot Summer Months.

In most U.S. real estate markets, the Spring and Summertime are the best times to sell a home.  That is the time when Buyers are out, with their agents, searching for their next new home.

Overall, the housing market remains strong across the nation with slowing, yet steady, price appreciation for most areas.  Some local real estate markets are seeing very strong demand, and thus experience greater increases in prices.

San Diego Ranks Number 8 in the Nation.

With its mild year-round sunny weather, its diverse and growing economy and its HUGE overall appeal, San Diego consistently maintains a top position.  This year is no exception.  Not just people from the United States, but buyers from all parts of the world are coming to San Diego to purchase a little bit of paradise.  Many want to move to San Diego and a growing number wish to own a vacation home here.

Prices continue to rise at a faster rate than for the rest of the country and properties in San Diego tend to sell much quicker than homes in other cities.  Homes are viewed about 3 times more frequently than the national average.

While inventory has also steadily increased, the demand for housing in these top markets, including San Diego, is sharply outpaced by the supply.  This has an upward impact on home prices.

This trend is not expected to change.

Gay Marriage Will Help Boost the Real Estate Market

The Real Estate Market Will Get a Boost as Gays Marry.

Taking the Oath of Non-Discrimination Seriously.

More Marriages Equals More Home Sales.

With more people getting married, more people will be starting new households together.  And with more people starting new households, this will certainly translate to an increased demand for homes.

Mortgage Loans More Accessible to Gays.

Marriage Equality will effectuate a change, making it easier for gay couples, who marry, qualify for mortgage loan.  Lenders will be able to consider 2 incomes instead of one.  Further, there will be a lot less paperwork than before for gay couples in applying for a loan.

Helping to increase homeownership for everyone - including LGBT - has always been the goal of every real estate professional.

Millennials are Buying Homes - First-Time Buyers are Back!

First-Time Buyers are Back!  Millennials are Buying Homes.

Personal Debt, Student Loans and Downpayment - Managing These Three Items Clears the Way for Millennials to Purchase Their First Homes.

Existing Home Sales Increased due to Millennial First-Time Buyers.

Millennials have worked hard to pay down their personal debt, get a handle on student loans, and save for a downpayment for their first home.  Their diligence is paying off for many.

The American Dream of owning their own home is becoming a reality for Millennials.

Now, more and more, Millennials are moving out of their parents' homes, moving out of their rental apartments, and are starting to move into their very first homes.

First-Time Buying Surged.

First-time buying activity surged for the month of May, thereby increasing home sales to the highest level since the real estate correction approximately six years ago.  First-time buyers accounted for 32% of the existing home sales.

This trend is expected to continue, according to many financial and real estate experts.  The goal would be to see a healthy 40% of the market to be first-time buyers.

Many Potential Buyers Have Been Waiting to Buy.

Because many have been holding off buying a home, there is a lot of pent-up buying intentions with this group of potential buyers, as well as non-Millennials.  A significant number of people wanting to buy are starting to make their move.
