Top 5 Reasons People Buy Real Estate, according to a Gallup Poll

Top 5 Reasons People Buy Real Estate, according to a Gallup Poll, include:

FINANCIAL                                                 NON FINANCIAL
1. See owning as an investment            1. Belief in homeownership
2. Chance to build equity and credit       2. Don't want to live in a rental
3. Smarter than paying rent                  3. Better place for the family
4. More cost effective than renting         4. Ability to do what they want
5. Financial security and stability           5. Pride of Ownership

Implied within these 5 financial and 5 non-financial reasons people buy real estate, I believe are:  the tax benefits associated with buying a home or investment property, building a retirement fund, and the freedom homeownership allows.

What is most important to you for buying a home for yourself and your family and for buying an investment property?

10 "Must Know" Time Saving and Convenient Techie Short-Cuts and Tips

I love discovering new ideas that help make my life easier, richer and fuller.  Today, a friend shared a Ted Talks video on Facebook that I feel compelled to pass on.  It is entitled "10 top time-saving tech tips" and was given by David Pogue.  I picked up a few good tips, and I think you might learn something new and useful for improving your techno-savvy.  This will help you to become more efficient in your work and leisure, but also to appear more knowledgeable to your friends and business clients.

Some of these tips I already knew and others were brand new to me.  These are my personal favorites that I find most useful:

1. Use the space bar to scroll down.  Hold the Shift key with the space bar to scroll up.
2. Hold the Control key and tap the + sign to make the text and images on your screen appear larger; and hold Control with the - sign to make text smaller.
3. Bypass the instructions for leaving a voice-mail when calling someone's cell phone by using the following shortcuts:
 - Verizon: *
 - AT&T / T-Mobile: #
 - Sprint: 1
4. Use the Google search box as a dictionary, for airline flight tracking information and for unit and currency conversion;
 - Type "define" and the word for which you would like to know the definition (i.e. "define philanthropy");
 - Type the airline and flight number (i.e. "Delta 31");
 - Type "inches in 32cm" (to determine how many inches are in 32 cms)
Which is your personal favorite?  And what would you add to this list?

Can I Really Buy a Home THE DAY AFTER I Short Sale My Home?

Short Sale, Bankruptcy & Foreclosure - Oh My or Oh Well...

More people than at any other time in our history, have had to short sale their homes, have let their home go to foreclosure or have filed for Bankruptcy relief because of loss of a job, death, divorce, military service, health issues or due to other financial hardships.  These are serious challenges that nobody would choose to have happen for their life.

However, it happens and it has happened to many Americans since the financial crisis and the real estate meltdown.  But, it doesn't have to be the end of world - you can recover.

Most people don't know that they can qualify for a mortgage loan sooner than they think when they have recovered from their financial hardship - sometimes the very next day.

When you have overcome and recovered from your hardship circumstances, you can buy a home and get back on track to achieving your dreams.

SHORT SALE:  You may qualify for an FHA loan, to buy your next home, the next day after short selling your home.

BANKRUPTCY:  You may qualify for an FHA loan 2 years after a Chapter 7 Bankruptcy - 12 months after a Chapter 13 Bankruptcy.

FORECLOSURE:  You may qualify for an FHA loan as soon as 3 years after a foreclosure.

Home prices and interest rates are down.  To get on the road to financial recovery, contact me today.  If you are considering short selling your home, I can help educate you as to your best options.

What I learned in a San Diego Real Estate Short Sale Seminar today.

While real estate short sales are trending down, along with REOs, and equity sales are trending up, the presenter was of the opinion that we have approximately 2 more years of a strong short sale market.

The speaker, and former B of A exec, based his opinion on the statistic that 21.5% of the homes in the United States with mortgage loans are still under water - 25.2% in California, 34.9% in Arizona, and 52.4% in Nevada.

It is good to know that distressed home sales are decreasing, but we are still not out of the water yet.

This is why the Mortgage Forgiveness Debt Relief Act of 2007 ("MFDRA") has been extended to December 31, 2013. The MFDRA exempts as taxable income up to $2,000,000 of otherwise Taxable Deft Relief when a homeowner does a short sale to liquidate their underwater home.
